Curious about off-market homes?

Around a third of the homes we sell never appear online. Here is how private listings work, and how to get on the list.

By Mira Kapoor

Around a third of the homes Keystead sells each year are never advertised. The owners want privacy, or they want to test a price quietly before going public, or they simply want the right buyer rather than the most buyers.

How a private listing works

We walk the home, agree a guide price with the owner and then call the buyers we already know are looking for exactly that. Viewings are by appointment only and there are no portal photos.

The best homes in Bandra and Koregaon Park change hands between people who were ready before the home came up.

How to get on the list

Tell us what you are looking for in as much detail as you can: areas, budget, the non-negotiables and the nice-to-haves. Book a short call with one of our agents and we will keep you in mind for every private listing that fits.

What it means for price

Off-market does not mean discounted. Owners who list privately usually know their home's value. What you gain is time: a calm viewing, a considered offer, and no bidding war.
