Your first site visit: a checklist

Twelve things to look at, ask and test on a first viewing, so the second visit is about the details.

By Ananya Iyer

A first visit goes by quickly. Go in with a list and you will leave with answers instead of impressions.

Light and air

Visit at the time of day you will actually be home. Open the windows and listen: traffic, construction, neighbours.

Water and power

Run the taps, check the pressure on the top floor, and ask how many hours of backup the building has.

Paperwork

Ask for the occupancy certificate, the society's no-objection letter and the last year's maintenance bills.

If something feels off, ask on the spot. A good agent will find out the answer the same day.
