The 2026 market rundown

Prices, rents and launches across Mumbai, Bengaluru, Pune and Goa: what moved this year and what we expect next.

By Kabir Ade

It has been a year of two markets. Ready homes in established neighbourhoods have held their prices firmly, while new launches have competed hard on payment plans.

Mumbai

Sea-facing homes in Worli and Bandra remain scarce and prices have edged up about six percent. Rents for furnished three-bedrooms are up more sharply, around eleven percent.

Bengaluru

Whitefield launches dominated the year. With the metro line now running, buyers are paying more attention to walking distance from a station than to the clubhouse.

Pune and Goa

Koregaon Park bungalows rarely came to market. In Goa, villa prices are steady, but buyers are much more careful about titles and permissions than they were two years ago.

Buy the location you love, and let the market do the rest.
