How to read a RERA certificate before you pay a token
Five lines on the certificate tell you more about a project than any brochure. Here is where to look.
A RERA registration is the single most useful document in an under-construction purchase. It is public, it is free to check, and it is updated every quarter.
The registration number
Every project and phase has its own number. Check it on the state RERA portal and make sure the phase matches the tower you are buying in.
The completion date
This is the date the developer has committed to. It is legally binding, so compare it to what the sales team says.
Quarterly progress
Developers must upload progress updates and photos. Look at the last three: are they moving?
The escrow account
Seventy per cent of what you pay must go into a separate account used only for this project.
Litigation
The portal lists any cases against the project. None is the answer you want.
