Occupancy
Peak season (December to February) runs above 90 per cent. Monsoon is closer to 35 per cent.
Net yields
After management, housekeeping and maintenance, four-bedroom villas returned between 4.1 and 5.3 per cent a year.
What moves the number
A pool, an outdoor kitchen and being within 10 minutes of a beach. Interiors matter less than you would think.
