How we pick land: the twelve-point site walk
Most of the decisions that make a great home are made before an architect is hired.
We turn down nine sites for every one we buy. Each one gets the same twelve-point walk.
Light and orientation
We visit at 8am and 5pm to see where the sun really falls.
Trees
We map every mature tree. If a plan needs to cut more than a handful, the plan changes.
Water
We look at the water table, flood history and how rain leaves the site.
Neighbours
We walk the streets around at night. A good address is about what you hear as much as what you see.
