Seven questions to ask before your first viewing
Most buyers ask about the view. The questions that matter are about the roof, the society and the paperwork.

A private viewing is an hour. Spend it on what photographs cannot show you.
The building
When was the last structural audit, and can I read it? Has the roof or terrace been waterproofed in the last five years? Where does the water go in the monsoon?
The paperwork
Is the occupancy certificate in hand? Are there any pending society dues or disputes? Is the title chain clean for thirty years?
The neighbours
What is being built next door, and when? Ask your advisor; if they do not know, they have not done their work.
