What the ro-ro ferry really did to Alibaug prices
Registered sales on the Alibaug coast are up 23 percent in two years. The headline hides a split between two very different markets.

Two years after the ro-ro ferry cut the crossing to an hour, registered sales on the Alibaug coast are up 23 percent by value. That number is true and almost useless.
Two markets, not one
The first market is weekend villas inside gated developments, where prices have risen with the ferry timetable. The second is the handful of beach-facing homes on old family land, where supply has not moved at all and prices have risen far faster.
What we are telling buyers
If you want a weekend house, there is choice and some room to negotiate. If you want a house on the sand, expect to wait, and register with us early: most of those homes change hands without ever being listed.
