Questions, answered
Buying
Do I need a home loan approval before a private viewing?
No. We are happy to show a home before you have spoken to a bank. We do recommend an in-principle sanction before you make an offer, and our finance desk can arrange introductions to three private banks.
Can you help if I am buying from outside India?
Yes. Naina leads our remote-viewing service: a live video walk-through, a written condition note the same day, and coordination with your lawyer and bank on power of attorney and FEMA paperwork.
What is the off-market register?
Around a third of the homes we sell never appear on this website. Owners ask us to show them privately. Register your criteria and the right advisor will call you when one fits.
What does 'verified' mean on a listing?
That a senior advisor has walked the home in person within the last 90 days, checked the title documents and approvals we list, and written the note you see on the page.
Selling
How do you arrive at an asking price?
From registered sale deeds in the same building or street over the last 90 days, the home's condition, and what we know of quiet sales that never reached a portal. Every seller receives the full comparison sheet.
What are your fees?
Our brokerage is set out in writing before we start, usually 1 to 2 percent of the sale price depending on the home. There are no marketing, photography or administrative charges on top.
Reservations
What is a reservation, and is it refundable?
A reservation is a token amount paid online that takes a home off the market for 14 days while due diligence is completed. It is adjusted against the price on signing, and refunded in full if title or structural checks turn up anything material.
What are the terms on rentals?
Most of our rentals are 11-month renewable leases with a refundable deposit of three to six months' rent. The reservation fee on a rental is one month's rent, adjusted against the deposit.
Viewings
How long is a private viewing?
About an hour, with the advisor who knows the home. We do not schedule viewings back to back, so you will not pass another buyer on the stairs.
Can I view a home over video?
Yes. Choose 'Video' when you book a private viewing and your advisor will call you from the home at the time you pick.
