Before you sign a new-launch booking form

RERA numbers, payment plans and carpet areas: a checklist for buying something that has not been built yet.

Buying off-plan can be the best value in a market, if the project is real and the paperwork is clean.

Check the RERA registration and read the quarterly progress filings, not just the certificate. Compare the carpet area in the agreement with the area in the brochure. Ask for the payment plan to be construction-linked rather than time-linked.

Then ask an architect to read the plans. We do this for every new launch we list, and we write down what we would change.
