Alibaug land is beautiful and complicated. Most of the problems we see come from three places.
Title. Agricultural land often passes through families for generations without a clean partition. Ask for a thirty-year title search and a 7/12 extract for every year in it.
Conversion. A plot is only buildable once it has non-agricultural permission for the use you want. A villa plan approved on paper is worth far more than a promise that conversion is easy.
Water. Coastal water tables vary a great deal within a single village. We test borewells in May, at the end of the dry season, and we share the reports before anyone talks about price.
