Designing a house for the monsoon

Courtyards, deep eaves and laterite: what Goa's best new villas borrow from its oldest houses.

The monsoon is the real client in Goa. Four months of rain decide whether a house ages well or badly.

The old Goan house answered with courtyards for cross-ventilation, deep eaves to keep walls dry and laterite that breathes. The best new villas we sell borrow all three.

When you visit a Goa villa, visit it once in the rain if you can. Look at the base of the walls, the window sills and the ceilings under terraces. That tells you more about a builder than a show-flat ever will.
