How to read a floor plan like an architect

Carpet, built-up and super area, and the plan details that make a home feel twice its size.

Two homes of the same size can feel completely different. Most of that is down to the plan.

Know the numbers

Carpet area is what you can actually use. RERA requires developers to quote it, but resale listings often still quote super built-up area, which can be 30-40% larger.

Look for light

Count the windows on each external wall and note which way the living room faces.

Circulation

The best plans keep corridors short and separate guests from bedrooms.

The Noirvale letter

One considered email a month: new homes before they list, and notes like this one.
