Buying a Goa villa from abroad: a practical guide

Title checks, FEMA rules, managed rentals and the monsoon question. Everything our international desk walks clients through.

Goa remains the most popular second-home market for Indians living abroad, and for good reason. But it is also the market where we see the most avoidable mistakes.

Titles first

Much of North Goa's land was held under the old communidade system or passed through many heirs. A clean title search going back thirty years is non-negotiable.

Paying for it

NRIs can pay from NRE or NRO accounts, or through normal banking channels. Payments in foreign currency cash or via third parties are not allowed.

The monsoon

Visit once between June and September before you buy. Drainage, damp and road access look very different in the rain.

Renting it out

A well-run villa in Assagao can earn 4-6% gross. Budget a third of that for management and upkeep.

The Noirvale letter

One considered email a month: new homes before they list, and notes like this one.
