Why renting first is often the smartest move

New to the coast? A year renting teaches you more about a neighbourhood than a dozen viewings.

Many of our relocation clients arrive certain of the neighbourhood they want, and change their minds within months.

It is not that their first instinct was wrong. It is that a place looks different from the inside. A street that charmed you on a sunny Saturday may be a cut-through at rush hour; a village that felt remote in the brochure may turn out to be ten minutes from everything you need.

What a year teaches you

A year of renting gives you time to learn the school runs, the winter parking, the walk to the ferry and the sound of the street at night. You will find out whether you are a peninsula person or a Cape Elizabeth person, and whether you want a garden or a harbour view.

“Nobody regrets knowing a neighbourhood too well before they buy in it.”

Watching the market

Renting also lets you watch the market with a clear head. You will see which homes sell in a week and which sit for months, and you will learn what a fair price looks like on the streets you care about. When the right house appears, you can move quickly because you are not tied to a sale.

Choosing the right rental

Look for a twelve-month lease with the option to extend, in the area you are most drawn to. A furnished home can make sense if your own furniture is still in storage. Ask the landlord about heating costs; in older buildings they vary widely.

We keep a small list of well-run rentals across the city and islands for exactly this reason, and our lettings team works hand in hand with the buying side.
